Legal Advice: Don't leave it to luck

We at G&U are committed to provide our clients with the best service, focused on their particular and individual needs; we know legal advice is key for your investment to be a success. There are certain situations that may appear on a property that you definitively would like to know before you commit to the purchase of the land. Therefore a complete title search of the property or Due Diligence is the best way to go if you don’t want to run into unexpected situations that might be unpleasant and cost you time and money.

We at G&U will gladly conduct a Due Diligence on the property you are interested in, that usually includes:

- Complete title search of the land based on the National Registry information.

- A verification of the due title of the Seller to sell,

- Restrictions on the property such as public road restrictions, water easements, utilities restrictions, among others.

- Information about mortgages, liens and encumbrances.

- All types of annotations the property may have, advising you about its importance or future repercussions.

- Property taxes due to date, such as municipal taxes.

- Check if the survey plan refers to the exact property you intent to acquire.

In some properties, there are additional requirements established by Environmental regulations for construction, therefore if you are considering investing on a lot in rural areas with the intention of constructing, an Environmental Due Diligence is highly recommended. The advice provided by G&U’s Environmental Law Department will give you a clear scenario of the property’s situation on Environmental regulations, protecting your interests and your investment.
